Most home maintenance isn’t complex or anything that you need to pay for, but rather some simple tasks to do throughout the year. Doing them means you can extend the life of your home, keep your home running smoothly, save you money and also reduce threats to your house’s and family’s safety.

Watch the video as Sam Verge, our Warranty Technician, answers homeowner’s questions about how and why they need to use their bathroom fans. The problem with not ventilating a bathroom, is that moisture can build up on the walls and windows, allowing mold to grow and possibly even get into the walls and cause the wood to rot. While some people think that they can just use a bathroom window to vent the moisture, an open window typically won’t adequately remove the condensation buildup that results from bathing. Regardless of whether you have a bathroom window, you will need to use the exhaust fan. How long should the bathroom fan run for? The fan should be turned on 20 to 30 minutes before you plan to bathe, during the time it takes for a bath or shower, and continue to operate it for a minimum of 30 minutes after to completely remove excess humidity. This will keep mold, mildew and rot at bay.

In Alberta, all new homes built by elite builders who meet the standards and stringent criteria required by The Alberta New Home Warranty Program (ANHWP) are protected by their 1-2-5-10 warranty program. Our warranty technician, Barclay Ross, explains how you can adjust your front door to fix some common problems. First, if you have a loose handle, Barclay gives you step-by-step instructions on how to tighten it. A handle that is not secure can cause the paint around it to chip so you’ll want to do it right away as soon as you notice a slight jiggle. Second, when your door is not properly adjusted, you can feel drafts, see dust coming in around the edges of your door or find that your front door is difficult to open. Barclay demonstrates how to adjust the striker plate assembly and threshold for your door. By changing how lose or tight these different parts are; you can make the optimal adjustments that will make it work perfectly. The only tool that you’ll need to get started is a screwdriver with multiple heads or individual screwdrivers with a Phillips (star) and Robertson (square) head.

Life can sometimes cause some minor damage to our walls. Whether it’s a small scuffmark that the kids made kicking off their shoes or some slight damage to the walls from moving, it can be repaired with a few tools and a little know-how. Our warranty technician, Barclay Ross, explains what tools that you’ll need and then shows you how to make the drywall repair. In no time, you’ll have perfectly painted walls again.

Your home’s thermostat may seem simple enough to operate, and provided your weekly routine isn’t disrupted, it will operate according to the schedule you have programmed into it. But, what happens on the days when you’re not following your normal routine? Do you know how to adjust your home’s temperature or turn on the air conditioning in summer or change the batteries?

With some regular home maintenance, your heat recovery ventilator (HRV) can help keep your fuel bills down and make your home living environment clean and healthy. In this video, we explain how to clean dirty or clogged filters. By cleaning filters on a regular basis you can improve its efficiency and keep it running at optimum levels.

Since hardwood flooring is a living material, it will expand and contract with changes in humidity. When you have too much humidity, wood floors will expand and may cause swelling. If it is too little, then they can crack and cause gaps. To prevent this, it is important to maintain consistent humidity levels throughout the year between 35% to 45%. We also recommend cleaning with a Swifter and hardwood floor cleaner and avoid any products that contain wax to keep them beautiful for years to come.
